Project Overview

The Makkasan Redevelopment Project aims to transform one of Bangkok’s last remaining green spaces into a Green Business District, a forward-looking urban environment that seamlessly integrates economic activity, environmental sustainability and liveability.

 

The concept is built around four core pillars: Element, Stimulate, Activities and Move Forward.

 

1. Element: The plot emphasizes pedestrian-oriented development by dividing the site into walkable blocks. Buildings will adopt a mixed-use approach within compact urban forms. Seamless connections with public transport systems will be prioritized to enhance mobility to and from surrounding areas.

 

2. Stimulate: Each block will feature green open spaces that serve as both recreational areas and connective tissue across the entire district. These green corridors will promote ecological health, while urban landscaping, street furniture and design guidelines, such as active frontages and window displays, will enhance the overall urban experience and street-level vibrancy.

 

3. Activities: A wide variety of programmed activities will be integrated across the site to create a dynamic and inclusive urban environment. These will include commercial hubs, offices, recreational areas, sports facilities, creative zones and commuter-oriented spaces, ensuring the district remains active and vibrant day and night.

 

4. Moving forward: Makkasan will be the first point of contact for international visitors to Bangkok and a vital transport hub connecting the city center with Suvarnabhumi International Airport. As an international gateway, the district will symbolize a new chapter in urban development — one that balances innovation, sustainability and global connectivity.

Site Potential

Makkasan, covering approximately 497 rai (about 79 hectares), is one of the largest remaining green spaces in central Bangkok. Managed by the State Railway of Thailand (SRT), this land holds significant environmental and historical value. Its strategic location offers excellent connectivity to both Bangkok’s CBD and Suvarnabhumi Airport, which are accessible via road and rail networks.

 

Over the past few years, there have been ongoing plans to transform Makkasan into a smart city and economic hub under the EEC Gateway development initiative. The project aims to add at least 78,000 square metres of green space and plant over 4,000 large trees to help increase oxygen levels and absorb carbon.

 

Given its potential, Makkasan is uniquely positioned to become Bangkok’s first Green Business District — a model of sustainable urban development that balances economic growth with historical and environmental conservation.
